About Clyde Hill

Clyde Hill, nestled in the heart of the Seattle-Bellevue Metropolitan area, is a tranquil residential community cherished for its breathtaking vistas of Lake Washington, the encompassing mountain ranges, and city skylines. With a population exceeding 3,100 residents, Clyde Hill spans approximately one square mile, boasting a peak elevation of nearly 375 feet. The city shares its borders with neighboring Bellevue, Kirkland, Medina, Yarrow Point, and Hunts Point.

Established as a low-density residential enclave in 1953, Clyde Hill primarily comprises single-family dwellings, punctuated by two commercially designated zones housing a gas station and a café. Additionally, the city hosts a modest area allocated for local government services and is home to four educational institutions: Clyde Hill Elementary and Chinook Middle School, both public, and Bellevue Christian School and Sacred Heart School, both private.

Today, Clyde Hill steadfastly upholds its founding principles of preserving the city's spacious, wooded ambiance and nurturing its identity as a close-knit, intimate community.

History

Since time immemorial, before the arrival of settlers of European origin, Coast Salish tribes including the Duwamish and Snoqualmie lived, hunted, and fished on the land where the City of Clyde Hill and surrounding communities now exist. Prior to development of homes and farms, the land between Lake Washington and Lake Sammamish was densely wooded.

Modern history of the area begins in the late 19th century, when white settlers were drawn to the area's natural resources, including coal and lumber. In 1882, an Irish immigrant named Patrick Downey built a homestead in the southeast portion of the city, becoming the first known settler in what is now Clyde Hill.

In the first half of the 20th century, Clyde Hill was known for farming. By this time, a lively community of Japanese immigrants had cleared much of the land in Clyde Hill and surrounding areas, supplying vegetables, fruit, and milk to the region. At the time, the Clyde Hill area was especially famous for strawberries grown by the Japanese immigrant farmers, showcased in an annual Strawberry Festival that attracted thousands from 1925 until 1942. The last Strawberry Festival marked the year that Japanese residents and US Citizens of Japanese descent were forcibly removed from their homes and sent to internment prison camps after the beginning of World War II, their land seized and sold. Without land to return to after the war, most Japanese did not return.

By the early 1950s, land previously used for farming began developing into commercial areas in downtown Bellevue and suburban residential neighborhoods in Clyde Hill and the Points communities. As regional development continued, Clyde Hill looked to incorporate as its own town, separate from Bellevue and King County. The residents of Clyde Hill wished to retain control over their community primarily by maintaining large minimum lot sizes and limiting commercial development.

The Town of Clyde Hill formally incorporated on March 31, 1953. A decade later, most streets were paved and population began to steadily increase. Most of the town's growth occurred through the late 20th century, finally stabilizing in the early 2000s as the now City of Clyde Hill became fully built out. Today the city remains almost completely single-family residential, with the exception of a handful of schools, churches, government buildings, and two commercial businesses.
